Our inspection is $129 and is credited toward the repair. Most common repairs — broken tile, pipe boot, flashing, small shingle patch — run $285 to $850. Large valley repair, plywood replacement, or major flashing work runs higher. Flat-rate quote before we start.

Can you tarp my roof tonight if it's leaking?

Yes. 24/7 tarp response across San Diego County. Tarp install runs $150 to $600 standalone, credited toward permanent repair when you book. Commercial-grade tarps with proper edge fastening — not hardware-store blue tarps.

What causes most roof leaks?

In San Diego: flashing failure around penetrations (chimneys, skylights, vent pipes) and cracked pipe boots. Tile and shingle damage is visible from the ground; flashing failure hides until it leaks through the ceiling. Our inspection checks every penetration.

Should I repair or replace my roof?

Rule of thumb: if the repair is less than 20% of replacement cost and the roof has 8+ years of expected life left, repair. If repairs are recurring, granule loss is heavy, or the roof is past 20 years old, replacement usually wins on total cost. Honest recommendation.

What material should I use?

Depends on architecture, lifespan, and budget. Tile for Spanish/Mediterranean homes and 50+ year lifespan. Architectural shingle for tract homes and mid-range budget. Standing seam metal for modern homes and fire zones. Flat TPO for low-slope sections. We recommend per home.

Do you pull permits?

Yes, every full replacement. Permit, in-progress inspection, and final sign-off are non-negotiable. Unpermitted roofs void insurance and create problems at resale. Permit cost is baked into our flat-rate quote.

How long does a replacement take?

Most single-family shingle reroofs finish in 2–3 days. Tile roofs 3–5 days due to weight and handling. Metal 3–5 days. Flat roofs 1–3 days. Weather and deck repair scope can extend.

What warranty do you offer?

Manufacturer warranty on materials (GAF Golden Pledge up to 50 years, Owens Corning Platinum, Velux skylight warranties) plus our own 10-year labor warranty. GAF Master Elite and Owens Corning Preferred certifications unlock upgraded warranty tiers.

What is lift-and-relay for tile roofs?

Lift-and-relay reuses existing tile but replaces everything underneath — underlayment, flashing, battens. About 40% cheaper than full new-tile replacement for comparable long-term result. Only works when existing tiles are sound; we assess at the estimate.

How long does a tile roof last?

The tile itself lasts 50–100+ years. What fails is the underlayment beneath (15–30 years) and flashing (20–40 years). Most 'tile roof is leaking' calls aren't about the tile.

Is metal roofing loud when it rains?

No, not in a residential install. Metal installs over decking and underlayment — the panel is the waterproof layer, not the acoustic surface. Sounds about like rain on shingle from inside. The 'loud metal roof' myth comes from open-frame barn installs.

What about solar on my roof?

Both tile and metal roofs accept solar well. Standing seam metal takes non-penetrating clamp mounts — no holes, no warranty voids. Tile needs proper flashed mounts. If your roof has <10 years of life left, replace before installing solar.

Will my insurance cover roof damage?

Yes. We meet adjusters on the roof, document damage with photos and moisture readings, and provide the written scope carriers require. Most claims approved. If denied, we walk you through appeal. Storm, wind, tree, and fallen-object damage is typically covered.

Do I need a roof certification for insurance renewal?

Many California carriers now require roof certifications on homes 15+ years old every 3–5 years. We provide certifications that satisfy AAA, State Farm, Mercury, Farmers, and most other carriers. Tell us which one at booking.

Are you licensed and insured?

Yes — California C-39 roofing contractor license, fully insured (general liability + workers' comp). License number on every quote and invoice. We pull permits on every full replacement and major repair.

What counts as a roofing emergency?

Active interior leak, fallen tree or limb on the roof, wind-lifted sections of roofing material, broken skylight open to weather. We tarp tonight and schedule permanent repair after the storm.

Do you have a real on-call roofer?

Yes. After-hours calls go to a rotating on-call roofer who lives in San Diego County — not a national answering service. Typical response time is 60 to 120 minutes in the central service area.

How much does after-hours service cost?

A $249 after-hours dispatch fee. Tarp install runs $150 to $600 depending on affected area. Both credited toward permanent repair when you book with us.
