We install TPO (the modern standard), modified bitumen (still viable for some use cases), and PVC (premium, chemical-resistant). Proper slope toward drains or scuppers is non-negotiable.

What do homeowners ask about Flat Roofs?

How long does a TPO roof last?

Properly installed TPO lasts 15–25 years in San Diego. UV and thermal cycling are the main aging factors. White (reflective) TPO lasts longer than colored. Proper drainage is the single biggest factor — ponding water cuts TPO life in half.

Why does my flat roof have ponding water?

Two reasons usually: incorrect slope at install (code requires 1/4 inch per foot minimum toward drains), or deck sag from age and weight. Ponding accelerates membrane breakdown and is a code issue. We assess during inspection and correct slope with tapered insulation during replacement.

What is the difference between TPO, PVC, and EPDM?

TPO is the modern residential/light-commercial standard — reflective white, heat-welded seams, 15–25 year life. PVC is similar but more chemical-resistant — better for kitchen exhaust areas or industrial. EPDM (rubber) is older tech, black, glued seams — cheaper but harder to repair and shorter life.

Can I put a deck or solar on a flat roof?

Yes, both. Solar mounts attach via non-penetrating ballasted systems or proper flashed penetrations. Decks need structural review — most residential flat roofs aren't rated for live load. We coordinate with a structural engineer when needed.

What about silicone coating instead of replacement?

Silicone roof coatings can extend a flat roof's life by 10–15 years when the existing membrane is structurally sound but weathered. Cost is 30–50% of replacement. Not an option if there's ponding, membrane failure, or deck issues underneath.
