Garage roof replacement is the line item that surprises San Diego homeowners. A small roof is not a small mobilization. A detached 2-car in Kensington can bid higher per square than the main house next door, even on ordinary shingles.
This 2026 page is how to compare detached vs attached, when to bundle with a house reroof, and how a permanent garage roof differs from a carport cover. We do not invent garage totals. Ask the matched independent roofer to measure this structure. Call (760) 750-5557. Top Pro Roofing SD refers. We do not install.
Cost at a glance: compare scopes, not a blended average
| Garage type | What you are buying | What to ask |
|---|---|---|
| 1-car detached | Small field, often old plank sheathing, tight side yards | Alley vs side-yard carry, sheathing replacement, pitch |
| 2-car detached | Most common standalone job, often finishes in a day once staged | Low-slope add-on at the back (shop or laundry) as its own material |
| 3-car detached | Newer tracts (Carmel Valley, Scripps Ranch, Poway, Otay Ranch, 4S Ranch) | HOA match, tile lead time |
| Attached, alone | Shares walls with the house but still a separate mobilization if done later | Why this is not “just a few extra squares” |
| Attached, bundled with the house reroof | Same crew, dumpster, permit, staging | The add vs a later standalone trip |
Two patterns hold. Detached work pays full trip costs on a small area. Bundling an attached garage with a house reroof is usually cheaper than coming back later. We will not publish per-foot rates. Ask for both numbers on the bid.
1-car detached
Common in Mission Hills, South Park, Kensington, North Park, Talmadge. Original sheathing is often plank. Access is the constraint: no truck, long hand-carry. Tile match to a tile house does not scale down well. Labor on a small tile field is still a tile crew.
2-car detached
The usual standalone request. Footprints around a two-car pad. Sweet spot for a one-day roof after staging. If you are also reroofing the house in the same season, this is where shared mobilization pays.
Gotcha: a flat or low-slope tail over a workshop. That section is modified bitumen or TPO, not shingles. Get it as its own line. Shingles below about 2:12 will leak. Related shingle aging: what deteriorates asphalt shingles.
3-car and attached
At 3-car size, minimums spread across more area, so the per-foot story starts to look more like a small house. Attached garages are where bundling saves: the crew is already there, the dumpster is paid, the permit can cover both if written that way.
If the attached garage is failing and the house still has honest life, a garage-only job is still valid. You will pay closer to a detached mobilization. That can still beat a leak into stored cars or a shop.
If the house is within a few years of a reroof, do not skip the garage to “save” those years. A later standalone trip usually costs more than the add today. Ask the matched roofer to write bundle vs later as two totals.
Why garage per-square cost is higher
Mobilization. Load the truck, drive, stage, fall protection, permit, inspection. Same overhead on 300 sq ft or 3,000.
Equipment minimums. Dumpster, and a conveyor or lift if the alley is tight. Permit cost does not shrink with roof size.
Access. Detached garages sit behind the house. Mission Hills side yards turn every bundle into a carry. That is labor.
Do not compare a garage per-foot to a house per-foot without naming those lines.
Material: match the house, with three exceptions
HOAs in post-1990 developments usually require a match. City code does not always. Resale still does.
Shingle to shingle. Same brand and line if you can. Leftover bundles in the garage help. Sun fade will still show a slight difference.
Tile to tile. Discontinued profiles. Salvage yards and specialty suppliers. Lead time is the long pole. Tile roof cost.
Metal. Reasonable on a detached garage that is visually separate. Standing seam is a different product and lifespan conversation.
Low-slope. Modified bitumen or TPO. Not shingles.
Coastal shingle choice: asphalt shingle types, best roof types for Southern California.
Permanent roof vs a carport cover
People also search how much a hard permanent garage cover costs. That is often a carport, patio cover, or patio roof, not a permitted garage reroof.
- Garage reroof: existing structure, tear-off, underlayment, covering, permit as a reroof.
- Carport or patio cover: new or replacement cover, posts, and often a different permit class. See patio cover roof.
Do not compare a fabric or aluminum cover bid to a tile garage reroof. They are different jobs.
When to do the garage alone
Active leak, house is fine. Do not wait and soak whatever is stored inside.
Different materials, different clocks. Shingle house and tile garage (or the reverse). Treat as separate. That is partial replacement by structure.
Fully separate access. A rear garage off an alley can have its own staging story.
| Situation | Combine? | Why |
|---|---|---|
| Attached, house roof near end of life | Yes | One staging, one permit if allowed |
| Attached, house still has long life | Maybe | Run both numbers |
| Detached, same material, both tired | Yes | Shared mobilization |
| Detached, different material | No | Different crews and clocks |
| Detached leaking, house fine | No | Do not reroof a sound house to save a dumpster |
HOA and historic review
Most San Diego HOAs treat garage roofs like the house: spec, C-39 number, insurance, permit. Carmel Valley, Rancho Penasquitos, Scripps Ranch, and 4S Ranch are strict on tile match. North Park, Hillcrest, South Park often have no HOA, so the match is resale, not a board.
Mills Act or historic overlay (parts of Mission Hills, Burlingame, Sherman Heights) can add review time. Confirm with the City before you lock a material.
Verify the contractor at CSLB.
Permits
Ask the AHJ that has this garage (City of San Diego, another city, or the County) whether this covering change needs a permit. Do not assume a detached garage is exempt, and do not assume the City of San Diego requires a permit for every real garage reroof. Plan-check and inspection steps, if required, follow that department. Fee schedules for City of San Diego jobs live on the City of San Diego Development Services site; other cities publish their own. We will not invent a garage permit number.
If the AHJ says this job needs a permit, unpermitted work can show up at sale. One permit for house plus garage on the same trip is a common ask when both are in the same package. If a contractor wants two permits for the same visit, ask why.

San Diego specifics
Mission Hills, Kensington, North Park, Talmadge, South Park. Plank sheathing, dump weight, access.
Point Loma, La Jolla coast. Salt. Stainless or other coastal fasteners. Ordinary electroplated nails do not belong here.
Carmel Valley, 4S Ranch, Scripps Ranch, Rancho Penasquitos. Attached tile, HOA, matching lead time.
Clairemont, Linda Vista, San Carlos carport conversions. The original carport framing may not carry tile. Get a structural look before you spec weight.
FAQ
Can I patch instead of replace? Isolated missing shingle or one cracked tile: maybe. Multiple leaks or a covering at end of life: patching delays the real job. Can I patch a roof myself.
Will this change insurance? A new permitted roof on a structure is something to send the carrier: invoice and permit. They update roof age. We do not promise a premium change.
Do I have to match the house? HOA: yes. Non-HOA: not always legally. Buyers still notice a tile house with a shingle garage.
Is garage roof life different from the house? Same sun and salt. Same covering class. Ventilation still matters. A sealed garage used as a shop needs intake and exhaust, or you cook the sheathing.
Same contractor, one permit? Yes, when the work is the same trip. Ask.
Any rebate on a garage? Cool-roof programs usually care about conditioned space. A cold garage rarely qualifies. An ADU over the garage can. Confirm current programs at quote time. They change.
Service area
Roofers in the referral network replace garage roofs across San Diego County: central older neighborhoods (Mission Hills, North Park, Kensington, Talmadge, Hillcrest, South Park, Normal Heights, University Heights), older La Mesa and El Cajon, Point Loma, and attached garages on house reroofs from Oceanside to Chula Vista. Coastal covering: best roof material for coastal climates.
Ask for both totals: garage now vs garage with the next house reroof. The right call is the condition of both roofs, not what is easiest to quote.
