You have a leak, a missing shingle, or a wet ceiling spot, and you want to know if you can handle it. Short answer: sometimes, on a low, walkable asphalt roof, when the damage is one visible piece. Tile, membranes, chimneys, valleys, two-story work, and any leak you cannot see from a safe place are licensed C-39 work.
Top Pro Roofing SD is a referral service. We connect homeowners with licensed local roofers. We do not patch roofs and we do not hold a C-39. Call (760) 750-5557.
We will not invent a DIY-vs-pro dollar table. Tool prices at a box store are not a bid, and a small professional repair is not a number we can print. If the roof is tile or you cannot see the entry, do not climb. This page stays distinct from roof leak repair.
When DIY is reasonable
The job is visible, the roof is walkable, the patch is small, and a mistake will not open a bigger hole.
One missing or torn asphalt shingle on a single-story, low-slope composition roof, with felt or deck showing. You need a matched shingle, roofing nails, a flat pry bar, and roofing cement.
One or two exposed nail heads. A dab of the right sealant on the head, smoothed, is a real small fix.
Hairline crack in a pipe boot, temporary. UV splits the rubber. Polyurethane can buy time until a proper boot replacement (which means lifting shingles). Not a permanent fix.
Emergency tarp before a storm if you can do it without falling. Ugly tarp beats an attic full of water. Emergency roof tarp. Call a C-39 the same day.
When DIY is the wrong call
Any tile roof. Walking the nose of a clay or concrete tile cracks it. Pros stay on the lower third, where the course below supports the unit. One wrong step turns one broken tile into several. Tile roof leaks.
Flat or low-slope membrane. TPO, EPDM, modified bitumen, built-up. Patches have to be compatible (weld, primer, or the right chemistry). The wrong tube lifts and traps water.
Chimney flashing. The stain inside is rarely the entry. Step flashing, counter flashing, or a missing cricket is under or behind the brick. Chimney flashing repair.
Anything above one story. Falls from roofs are a leading construction killer. OSHA fall protection exists for a reason. A typical two-story eave here is a long way down. No harness, no anchor, no job.
Valleys. They carry the most water and are the least forgiving of a smear.
Santa Ana wind. Ladders move, debris flies, cement skins before it bonds. Wait for calm.
A leak you cannot trace to one visible hole. Water runs. A kitchen stain can start at a chimney a bay away.
| Repair | DIY? |
|---|---|
| One missing asphalt shingle, one-story, you can match it | Maybe |
| Exposed nail head (a few, not a field of them) | Maybe |
| Pipe boot hairline crack | Temporary only |
| Cracked tile | No |
| Flat roof blister or seam | No |
| Chimney flashing | No |
| Valley leak | No |
| Two-story or steeper than about 6/12 | No |
| Active leak, source unknown | No |
| Emergency tarp, safe access | Yes, then call |
Tools if you still go up
Type IA extension ladder, three feet above the eave, 4:1 base, tied or stood off. Soft rubber soles. If pitch or edge makes it sketchy, you should already have stepped off this list.
Roofing cement (black asphalt) is for bedding composition shingles. Polyurethane in a tube is for penetrations. Silicone is for tubs. Do not mix them.
Match the shingle at a roofing supplier from a fragment, not from a “close enough” bundle. Color has faded. Some people steal a unit from a hidden slope and put the new one there.
Cement needs dry, mild weather. Fog and drizzle do not count as a San Diego patching day.
Single asphalt shingle, if the roof is the right kind
Warm, dry, calm morning.
- Ladder staged, someone at the base.
- Lift the shingle above with a flat bar. Break the seal strip slowly. Old San Diego shingles are brittle.
- Pull the nails on the damaged unit.
- Slide it out. If the felt or deck is wet, soft, or stained, stop. That is not a one-shingle job.
- Slide the new unit in, lined with neighbors.
- Four roofing nails in the right band, not through the face.
- Reseat the upper shingle. Small dabs of cement under the corners. Wipe the face.
If anything feels wrong, climb down.
Temporary pipe-boot seal
Clean, alcohol wipe, polyurethane into the crack, feather so water sheets, cure before rain. Then schedule a real boot. That still means lifting the field.
Emergency tarp
Heavy tarp, past the leak on all sides, ideally over the ridge. Sandwich edges on lumber and fasten above the leak. Drape downslope. Do not walk a wet tarp. Then call. A tarp is not a repair.
How DIY makes it worse
Wrong chemistry on the wrong roof. Sealant on the drip point instead of the entry. Cracked tile from a walk. Construction adhesive on wind-lifted shingles. Sealant where flashing is required (skylight, vent, solar, satellite). Manufacturer warranties (GAF, Owens Corning, CertainTeed and others) can treat unauthorized work as a problem at claim time. Read your warranty.
Insurance, HOA, and license notes
California homeowners policies usually cover sudden accidental damage (wind, tree, hail), not wear. An adjuster who sees a smear in the wrong place can argue the DIY work worsened the loss. Document with dated photos. Does homeowners insurance cover roof leaks.
A recent workmanship warranty from a roofer typically ends if you work on top of it. Ask before you climb.
HOAs in Carmel Valley, Rancho Bernardo, 4S Ranch, and many planned communities want approved contractors and matching materials. Read the CC&Rs.
Paid contractors need a license for contracting work above the current CSLB threshold. Read the live CSLB consumer pages and the statute they cite. We will not restate owner-builder or dollar thresholds here. Unpermitted work can follow you at sale. Permits for small vs large repairs are a city-by-city question: City of San Diego Development Services or your jurisdiction, not a blog threshold. For City of San Diego covering work, start with Information Bulletin 123 and read the current bulletin.
Coastal salt shortens DIY sealant life versus inland East County. Plan a real repair, not a five-year caulk story.
FAQ
Do I need a permit to patch my own roof?
Small homeowner work is often treated differently than a reroof. Each city in the county writes its own list. Ask Development Services.
Will insurance still pay later?
If the adjuster ties new damage to your patch, they can deny. If the events are unrelated, you are usually in better shape. Photos help.
Can I walk tile if I am careful?
No. Call a tile C-39. How to maintain a tile roof.
I patched it and it still leaks.
Stop. Water travels. What causes roof leaks.
Santa Anas?
Do not DIY in them.
