Top Pro Roofing SD is a referral marketplace. We connect San Diego County homeowners with CSLB-licensed roofers. We do not install roofs and we do not publish a 2026 per-square-foot rate card. Call (760) 750-5557.
National cost pages mix Texas, the Midwest, and California into one asphalt range. Coastal flashing, hillside access, and California reroof rules are why a San Diego bid will not match that blended number. This page is the unit math and the line items a unit price has to include. It is not a survey of what crews charged last month.
We will not invent installed dollars per square foot, per square, or a 1,800 sq ft whole-house total.
Project-type overview: how much roofing costs in San Diego. Takeoff math: how much roofing do I need.
Per square foot vs per square: the mix-up
Roofers use two units.
A square foot is one foot by one foot of roof surface. A square is 100 square feet of roof surface. So a price quoted “per square” is 100 times a price quoted per square foot only if both quotes cover the same scope. Convert before you pick a winner.
Third trap: living-area square footage is not roof area. A 2,000 sq ft single-story house has more than 2,000 sq ft of roof once you add pitch and overhangs. A two-story house with the same living area usually has a smaller roof footprint. Per-square-foot pricing is always on roof area. Pitch multipliers sit in the roof sizing guide.
How to compare materials without a fake rate table
Ask each bid for the same columns:
| Ask for | Why it matters |
|---|---|
| Roof area in squares and in square feet | You can divide the total by roof area |
| Material family and named SKU | 3-tab, architectural, designer, concrete, clay, standing seam, stone-coated steel are not one market |
| Tear-off vs overlay | Overlay unit prices look cheap and often fail local reroof rules |
| Underlayment and flashing metal | Coastal stainless or copper is not inland galvanized |
| Permit and dumpster | Often omitted from a “per foot” teaser |
| Deck repair: allowance and per-sheet price | Not inside a clean unit rate until they open the roof |
Asphalt shingle, tile, and metal are different labor stories. Tile may need structure checks. Metal needs custom flashings. Designer or impact-rated shingles are a different SKU conversation than builder-grade architectural, including in East County wind talk: 150 mph wind-rated shingles.
Shingle line items: asphalt shingle replacement. Tile unit language: tile roof cost.
National publishers (Homewyse, Angi, This Old House, NerdWallet) print blended asphalt and metal ranges. Use them as a reminder that the spread is wide. Do not treat them as a San Diego bid. If a local number sits far below those national bands and the scope is a full code-compliant tear-off, ask which line was dropped.
Why San Diego unit prices sit above many national pages
Coastal metals. La Jolla, Encinitas, Coronado, and Pacific Beach need marine-grade flashing and fasteners that cost more than interior galvanized. That shows up in the unit price. We will not invent the adder.
Access and pitch. Canyon and hillside lots (Mission Hills, La Mesa, Rancho Santa Fe) mean steep pitches and tight staging. Steeper than about 6:12 is slower labor. No dumpster access is extra. Ask for those as lines.
California reroof rules. Title 24 cool-roof triggers and the 25 percent rule can force a full tear-off and a listed product where another state would patch. National averages skip that.
What a honest unit price has to cover
If you divide a bid by roof area, that unit only means something if it includes:
- Tear-off and disposal
- Synthetic underlayment (felt fails fast in marine air)
- New flashing at walls, valleys, chimneys, and penetrations
- Drip edge and edge metal
- The covering itself
- City or county permit and final inspection
- A stated deck-repair method, even if the dollars are an allowance
Decking is the budget breaker because you cannot see it until the old roof is off. It is priced per sheet on top of the covering rate. See most expensive part of a roof replacement.
How to use a per-foot figure as a check, not a quote
Take the total, divide by roof area in square feet, and compare three contractors on the same takeoff. If one unit price is far below the other two, the usual reasons are overlay instead of tear-off, missing flashing, no permit, or unlicensed labor. If one is far above, ask whether pitch, layer count, solar removal, or coastal metal is the driver. Vague answers are not a reason to pay more.
A phone estimate that never measured the roof is not a unit price. Roof replacement should start with a measurement.
FAQs
What is the average roof cost per square foot in San Diego?
There is no verified county average we can print. Architectural shingle, tile, and metal are different jobs. Divide each complete bid by the same roof area and compare scopes.
What is the difference between a square and a square foot in roofing?
A square foot is one by one. A square is 100 square feet of roof. Convert before comparing bids.
Is my house square footage the same as my roof square footage?
No. Pitch and overhangs enlarge the roof relative to a single-story footprint. Two-story homes usually have less roof for the same living area. See the sizing guide.
Why is San Diego more expensive per square foot than national averages?
Coastal metals, hillside labor, and California reroof code. National pages do not price those in.
How much per square foot is a tile roof in San Diego?
Ask for squares, tile type (concrete vs clay vs relay), and whether structure work is included. We will not invent a band. Tile roof cost guide.
Does the per-square-foot price include tearing off the old roof?
It should, on a replacement bid. A cheap unit rate often assumes overlay. Overlays are limited and often fail local code. Ask.
