When water shows up around a chimney, wall, skylight, or vent, the covering in the field is often still intact. The failed piece is flashing: thin metal (or a boot) that turns water at a joint. Top Pro Roofing SD is a referral service. We do not install flashing, we do not publish a 2026 flashing rate card, and we do not certify roofs. Call (760) 750-5557. We will introduce a CSLB-licensed C-39. You pay that contractor.

What flashing is, and why it fails here

Flashing sits where the roof meets a wall, chimney, skylight, pipe, or valley. Its job is to lap so water stays in the drainage path. UV, thermal cycling, and coastal salt (La Jolla, Pacific Beach, Ocean Beach, Coronado) age sealant and galvanized steel. Inland heat still splits boots. Poor original weave, foot traffic, and debris can open a lap that looked fine from the street.

A stain can sit far from the hole. Related leak path: roof flashing leak repair. Coastal metal choices: best roof material for coastal climates. Service path: flashing, vent, and pipe boot repair.

Chimney flashing is a system, not a bead of caulk

Water wants to run around a chimney. A competent bid names the pieces:

  • Step flashing woven with the covering up the sides
  • Counter-flashing in the mortar joints (or a surface-mounted equivalent the spec actually allows)
  • Apron at the front, cricket or saddle at the back on wider chimneys

A reseal of existing metal is a different job from pulling rusted metal and weaving new. Access, chimney height, and rotten deck around the chase change the number. Copper vs galvanized is a material line, not a blog surcharge we can quote. Ask for photos of the existing metal and whether they will match it or change it.

Pipe boots are usually the cheapest flashing conversation, until they are not

A pipe boot is a rubber or lead collar on a metal flange at a plumbing vent. San Diego sun cracks the collar. Coastal rust eats the flange. Typical work is pull the old boot, reset the covering, install a new boot, and seal only as the detail requires.

The bid still has to name roof pitch, pipe size, and covering. Tile lift-and-reset is not a shingle swap. DIY boots that miss the uphill lap leak again. Stay on the ground. Pipe boot leaks.

Valleys and step flashing at walls

Valleys carry a lot of water. Step flashing at a dormer or a second-story wall has to weave with both the roof and the wall finish (stucco, siding).

Ask the written scope:

  • Length of valley or wall run
  • Open vs closed valley, and whether metal is being replaced or only sealed
  • Whether they opened enough covering to see the deck
  • Whether leaks have already moved behind stucco (that is wall work, not only roof metal)

A lifted step at a wall can rot framing before the ceiling shows much. That is why “caulk the step” is a weak bid.

What actually moves the price (without a fake table)

We will not invent chimney, boot, valley, or step dollar bands, hourly rates, or emergency multipliers.

Ask each proposal to price these instead:

Pitch and access. Two-story homes in Scripps Ranch or Carmel Valley, steep tile in Encinitas, and a one-story low slope in Chula Vista are not the same staging.

Metal. Galvanized, aluminum, and copper are different material lines. Matching existing copper is not a galvanized patch.

How far water already went. Soft deck, fascia, or interior drywall are extra trades or extra lines. A thorough inspection should say whether the flashing job is still only flashing. Roof repair.

Covering. Lifting composition is usually faster than matching clay or working standing seam.

Urgency. After-hours or storm-week scheduling is a contractor policy. Get it in writing. We do not promise same-day arrival.

License. Confirm with CSLB whether this flashing scope needs a C-39. Read the current classification and any exemption text rather than this blog. Verify: cslb.ca.gov.

Most flashing repairs are job-priced, not by roof square. Area pricing shows up when a long valley or a wall run is really a partial re-cover.

Why a cheap surface patch often fails

A tube of roof cement on rusted metal can hide the drip while water still sits in the deck. Then you pay for sheathing, mold, and interior repair, plus a second flashing job.

A lasting repair replaces failed metal, weaves it with the covering, and names the deck condition. Manufacturer workmanship terms, if any, usually expect a licensed repair. We issue none. Top Pro Roofing SD only matches you with independent roofers.

Broader leak bids: roof leak repair cost. Still not a flashing price list.

When to call

Leaks at a chimney, wall, skylight, valley, or vent, or rust you can see from the sidewalk, are enough. Call (760) 750-5557. We connect you with a vetted local roofer for a written inspection and an estimate that names the flashing, not a mystery leak. We do not certify the roof.
