TL;DR
This page is not tax advice. Top Pro Roofing SD is a roofing referral service. We do not prepare returns. Confirm every number, test, and credit with a licensed CPA or enrolled agent before you file.
For most people, a new roof on the home they live in is not a same-year write-off against wages. The IRS often treats a full replacement as a capital improvement to the house, not a repair you deduct like a business expense. That does not mean the invoice is worthless. It may affect cost basis when you sell, depreciation if the property is a rental or a qualifying home office, or a casualty claim if a federally declared disaster damaged the roof. Those are IRS tests. We will not invent a deduction schedule, a credit amount, or a 2026 “roof tax loophole.”
Energy credits and California personal-income rules change. A standard asphalt, tile, or metal reroof is not something we will map onto a federal energy credit. If anyone selling a roof says it “writes off,” ask them for the IRS publication, then call your tax pro.
San Diego also has utility rebate programs for some cool roofs. A rebate is not a deduction. See SDG&E cool roof rebates and Title 24 cool roof. Rebate dollars come from the utility’s current application, not from this article.
Call (760) 750-5557 to be connected with a C-39 for the roof. Call a tax professional for the return.
Why a primary-home roof is usually not a same-year deduction
The IRS distinguishes repairs that keep property in ordinary condition from improvements that add value or prolong life. A leak patch can be a repair. A full tear-off and new covering is often classified as an improvement to a personal residence. Personal improvements generally are not deducted on Schedule A the year you pay the crew.
That is the default story for a Clairemont, Carlsbad, or El Cajon owner-occupant. Your facts can differ (partial business use, mixed-use, or a storm loss). Only a tax pro applies the tests to your return.
Keep the itemized invoice and proof of payment anyway. Those records are what a CPA uses later. We will not quote a typical San Diego roof price here. Pricing belongs on new roof cost in San Diego as a separate, dated cost page, and even that is not a tax figure.
Cost basis when you sell (your CPA runs the math)
Improvements can increase cost basis. A higher basis can reduce taxable gain at sale. Federal law also has a primary-residence gain exclusion with filing-status amounts and a use-and-ownership test (often described as two of the last five years). We will not print those dollar caps as if they were our product. They are IRS figures that change only by statute. Your CPA confirms the current exclusion, whether you qualify, and whether a documented roof actually moves your tax.
Same idea as resale value, which is not tax: does a new roof increase home value in San Diego. Keep invoices with the closing file from when you bought.
Rentals, home offices, and disasters: CPA territory
A roof can have a direct tax effect when the property is in a trade or business, or when a casualty rule applies. Typical buckets a CPA will consider:
| Situation | What to take to a tax pro | What we will not do |
|---|---|---|
| Rental or investment property | Improvement vs repair, recovery period, placed-in-service date | Invent a depreciation year count or annual dollar write-off |
| Home office | Exclusive-use and regular-use tests, business-use fraction | Invent a percentage you can take |
| Federally declared disaster | Casualty loss rules, insurance reimbursement, thresholds | Invent a deductible wildfire amount |
If you own a rental in Chula Vista or a duplex in City Heights, ask the CPA how a replacement is recovered under current residential-rental rules. If you claim a home office, ask whether any roof cost is even eligible and how it is allocated. If a wildfire in a federally declared area damaged the roof, unreimbursed loss is a facts-and-declaration question. Material choice for the next roof is wildfire-resistant roofing. The return is not.
Federal energy credits and California: do not take a contractor’s word
Roofing sales pitches still mention “energy tax credits.” The federal energy-efficient home improvement credit (the 25C family) has a defined list of qualifying property. We will not tell you a 2026 roof qualifies or does not qualify. Pull the current IRS page for 25C and, if you have solar, the residential clean energy credit rules for the electricity-producing equipment. A solar shingle system is not the same as a dark asphalt reroof. The portion that is just weather covering is a common place people guess wrong.
California Franchise Tax Board treatment of a personal residence roof is also not something we will declare as “never a state deduction.” Ask the tax pro whether any current FTB credit or subtraction applies to your year. Do not file from a blog.
Frequently asked questions
Can I deduct a new roof on my main home this year?
Usually not as a personal expense deduction. A tax professional decides if an exception applies. Keep the invoice for basis and for any later sale.
Is a new roof tax deductible on a San Diego rental?
It can affect the rental return, often as an improvement recovered over time rather than a one-year write-off. The CPA sets the method. We will not.
Does a new roof qualify for a federal energy tax credit in 2026?
Do not assume yes. Read the current IRS credit instructions for the year you install, or have the CPA do it. Solar generating equipment is a different analysis from shingles.
How does a roof lower capital gains tax?
Only if it is a documented improvement that increases basis and you have taxable gain after any exclusion you qualify for. Your tax pro runs that.
Can I claim a wildfire-damaged roof on my taxes?
Only under casualty rules that actually apply to that event and that year, after insurance. Federal declaration status matters. We will not draft the form.
What paperwork should I keep?
Itemized contractor invoice, proof of payment, permit if issued, and manufacturer or rebate documents. Store them with the purchase file. That is recordkeeping, not a deduction.
Honest next step
For the roof itself, a licensed C-39 inspects and prices the work. For the 1040 or FTB return, a tax professional applies current law. Mixing those jobs is how people file wrong.
Start with the 2026 San Diego roof cost breakdown and financing options if you are shopping the project. When you want a real inspection, roofers in the referral network offer a roof inspection and can quote a roof replacement that meets Title 24 where it applies. Call (760) 750-5557.
