Top Pro Roofing SD is a referral marketplace. We connect San Diego County homeowners with CSLB-licensed C-39 roofers. We do not install roofs and we do not publish a 2026 per-square price list. Call (760) 750-5557.
A 2,000 sq ft house in San Diego usually needs about 16 to 22 roofing squares of roof surface, plus a waste factor the crew orders on top. That is 1,600 to 2,200 square feet of roof, not 2,000 of living area. The range is wide because living area is not the roof, and pitch stretches the surface. Tile vs shingle changes labor, not the square definition.
A roofing square is contractor shorthand. One square equals 100 square feet of roof surface. Crews order material and talk labor in squares because that is how the truck is packed. Knowing the measured square count is how you compare two bids on the same house.
Why a 2,000 sq ft house is not 20 squares
The math people assume is 2,000 ÷ 100 = 20 squares. That is almost never right. National calculators often default to it anyway.
Two things break the simple version. First, the 2,000 number is living area: heated indoor floor on every level. The roof covers the footprint, the outline from above. A single-story ranch in Clairemont can have a 2,000 sq ft footprint. A two-story home in Mission Hills with the same 2,000 sq ft of living space can sit on a footprint closer to 1,100 sq ft, so it has far less roof.
Second, pitch stretches the surface. A dead-flat roof equals its footprint. A steeper roof needs more material to cover the same outline. The multiplier is the hypotenuse of the rise/run triangle: √(1 + (rise/12)²).
| Roof pitch | Multiplier | Footprint 1,000 sq ft | Footprint 2,000 sq ft |
|---|---|---|---|
| 4/12 (low) | 1.054 | 10.5 squares | 21.1 squares |
| 6/12 (common SD) | 1.118 | 11.2 squares | 22.4 squares |
| 8/12 (steep) | 1.202 | 12.0 squares | 24.0 squares |
| 10/12 (very steep) | 1.302 | 13.0 squares | 26.0 squares |
So a two-story 2,000 sq ft home with a 6/12 pitch and an 1,100 sq ft footprint needs about 12.3 squares before waste, roughly 13.5 with a 10 percent cut allowance. A single-story 2,000 sq ft home at the same pitch needs about 22 squares plus waste. Same listing size, almost double the roof. Full measuring method: how much roofing you need. Pitch: roof pitch explained. Bundles: how many bundles in a square.
What a square count is for (and what it is not)
The square count is the shared unit so three bids describe the same field. It is not a published 2026 San Diego rate card. Architectural shingle, concrete tile, clay, and standing-seam metal are different assemblies on the same squares. Coastal fasteners, inland fire-assembly questions for the AHJ, and HOA tile rules in Carmel Valley, Scripps Ranch, and Rancho Bernardo change spec, not the definition of a square. Do not treat Class A as a countywide fact.
We will not invent installed cost per square, a 20-square package total, landfill dollars, or a coastal adder. Ask the matched roofer to measure this roof and name the material. County bid language: San Diego roofing cost guide and new roof cost in San Diego. California line items: cost to reroof a house in California.
What should sit inside a per-square bid
When a contractor quotes a number per square, that figure should bundle named line items. Knowing the stack is how you see a low bid that skipped work.
A fair San Diego replacement bid usually states tear-off and haul-away, underlayment product, drip edge and valley metal, ridge venting or equivalent, the named field product, and the permit pulled with the City or County. Ask the AHJ whether recover or overlay is allowed on this assembly. This page will not restate a two-layer overlay ban. Overlay vs tear-off is a code and warranty question, not a discount. Ask what the number includes before you line two quotes up. Overlay vs tear-off: roof overlay versus tear-off.
Waste is extra material, not extra living area. Plan on about 10 percent for a simple gable and more for hips, valleys, and dormers. Waste covers cuts, starter, and ridge. A 20-square measured roof typically orders more than 20 squares of product. The bid should say the measured field and the order quantity separately.
Frequently asked questions
How many roofing squares is a 2,000 sq ft house in San Diego?
Usually about 16 to 22 squares of roof surface after pitch, before or after waste depending on how the crew writes it. A single-story 2,000 sq ft home lands near 20 to 22 after pitch and waste. A two-story home with the same living area often drops toward 13 to 16 because the footprint is smaller. Measure the roof. Do not divide the listing by 100.
How much does it cost to roof 20 squares in San Diego?
There is no verified 20-square package we can print. Shingle, tile lift-and-relay, new tile, and metal are different jobs. Get line-item bids on the measured squares. We will not invent 2026 totals.
Is a roofing square the same as 100 square feet?
Yes. One roofing square always equals 100 square feet of roof surface. It is the unit contractors and suppliers price by. Twenty-two squares means 2,200 square feet of roof to cover, plus waste on the order.
Why is my San Diego roof quote higher than a national calculator?
Living-area calculators skip footprint, pitch, tile labor, whether the California Energy Commission Title 24 path applies to this roof, and coastal fastener spec. Read the current live CEC text. Do not treat Title 24 as a default. San Diego also has a high share of tile. Compare three local C-39 bids on the same measurement, not a U.S. average.
How much extra material should I budget for waste?
Ask the crew. A common planning number is about 10 percent on a simple gable and more on a cut-up roof. That is a planning allowance, not a published fee. The bid should show measured squares and ordered squares.
Should I verify the square count on my quote?
Yes. Ask for the measured roof square footage and the pitch they used. Cross-check against footprint and the pitch multiplier above. A trustworthy bid shows its measurement, not only a round number.
