Top Pro Roofing SD is a referral marketplace. We connect San Diego County homeowners with CSLB-licensed roofers. We do not install tile and we do not publish a 2026 per-square-foot rate card. Call (760) 750-5557.

A tile roof bid is a unit-price conversation: dollars divided by roof surface, not living area. Concrete S-tile, clay barrel, two-piece mission, and lift-and-relay are not one market. This page is how to read that math and which San Diego conditions move a unit price. It is not a survey of what crews charged last month.

We will not invent installed dollars per square foot, per square, or a 2,000 sq ft whole-house total.

Per square foot vs per square

Roofers use two units.

A square foot is one foot by one foot of roof surface. A square is 100 square feet of roof surface. A price “per square” is 100 times a price per square foot only if both quotes cover the same scope. Convert before you pick a winner.

Living-area square footage is not roof area. Pitch and overhangs make the roof larger than the floor plan. A two-story house with the same living area usually has a smaller roof footprint than a single-story ranch. Per-square-foot pricing is always on roof area. Takeoff help: how much roofing do I need.

Quick translation on your takeoff:

  1. Get roof area from a measurement, not from Zillow living square footage.
  2. Convert to squares: divide roof square feet by 100.
  3. Divide each complete bid by that same area. Compare unit prices only when tear-off, underlayment, flashing, tile type, permit, and disposal are in all three bids.

That is why two quotes on the same house can sit far apart. Tile type and whether the existing tile is reused do more work than a contractor “playing games,” though unlicensed or incomplete scope still exists. Check CSLB.

Ask each bid for the same columns. Tile roofing.

Tile typeWhere you see it in SDWhat the unit price has to include
Concrete S-tileTract streets in Scripps Ranch, Mira Mesa, much of North CountyNamed profile, underlayment, battens if used, flashing metal, tear-off
Concrete flat tileNewer contemporary work (Carmel Valley, Pacific Highlands Ranch)Layout, closures, valley detail. Sloppy flat tile shows from the sidewalk
Standard clay barrelSpanish Revival across the countyClay source, matching, crew experience with clay
Two-piece missionHistoric Mission Hills, Kensington, Old TownPan-and-cap labor time, weather blocking, salvage vs new
Lift-and-relay (reuse tile)Tile still sound, felt or flashings failedBreakage allowance, salvage plan, new underlayment and flashings

Lift-and-relay is the fork most 20-year San Diego tile roofs actually sit on. If the covering is intact and only the underlayment failed, you are buying labor and new felt or synthetic, not a truck of new tile. Confirm that with a roof inspection that looks under the tile, not only at the color from the street. Tile roof lift and relay.

What moves a San Diego tile unit price

The “clean” unit assumes a straightforward tear-off and a deck that is still a deck. Local realities change the number. We will not invent the adder.

Roof complexity. Hips, valleys, dormers, and skylights are hand labor. A simple gable and a cut-up hillside roof are not the same job per square.

Steep pitch. Many county tile roofs sit in a walkable range. Past that, staging and fall protection slow the work. Custom lots in La Jolla, Del Mar, and Rancho Santa Fe often combine steep and cut-up.

Skip-sheathing. Homes built before solid plywood decks were standard often have 1x boards with gaps. Modern tile wants a solid deck. Re-decking is its own line, not a footnote. Common on older Kensington and North Park stock.

Structure. Concrete and clay are heavy. Houses framed for wood shake or composition may need an engineer before anyone adds that dead load. That fee is not inside a covering unit rate.

Permits. Ask the AHJ whether this reroof needs a permit. Fees vary by city and unincorporated county. For City of San Diego jobs, start with IB 123. Other counters: City of San Diego Development Services or County PDS building. We will not invent a permit fee.

Tile vs the national numbers you will find online

National calculators blend regions and mix material-only prices with installed prices. This Old House, Homewyse, Angi, and similar pages print wide tile bands. None of them is a San Diego bid. Local labor, skip-sheathing, coastal flashing metal, and the fact that tile crews are common here all move the unit.

Use those pages as a reminder that clay and mission sit above concrete, and that lift-and-relay is a different product. If a local number sits far below published national installed bands and the scope is a full code-compliant tear-off, ask which line was dropped.

How to sanity-check a tile roof quote

A usable quote states the per-square (or per-square-foot) rate, the square count, tile type and profile, underlayment, flashing metal, tear-off vs overlay, permit, and how deck repair is priced if the sheathing is bad. A lump sum with no square count is not a unit price. Always confirm the contractor on the CSLB license check. For standalone tile work, expect C-39.

Frequently asked questions

How much does tile roofing cost per square foot in San Diego?

There is no verified county average we can print. Concrete, clay, mission, and lift-and-relay are different jobs. Divide each complete bid by the same measured roof area and compare scopes.

What’s the difference between per square foot and per square?

A square is 100 square feet of roof. A bid at a given dollars per square is the same unit as one-hundredth of that per square foot, if the scope matches.

Why is clay usually higher per square than concrete?

Clay units and clay labor are both specialized. Concrete S-tile is the workhorse covering on a lot of San Diego tract streets. Ask for the named product, not “tile” as if it were one SKU.

Does roof pitch change the cost per square foot?

Yes, two ways. Steeper roofs need more labor per square. Pitch also increases roof surface relative to the floor plan, so the total moves even if the unit looks similar.

Is lift-and-relay cheaper than a full new tile roof?

Usually, because you are not buying a full field of new tile. It is the right conversation when the existing tile is sound. It is the wrong conversation when tile is spalled, unfastened, or the wrong profile for a required fire or HOA assembly.

Do I need a permit for a tile reroof in San Diego County?

Ask the AHJ whether this tile reroof needs a permit. Confirm the current rule with your city or the county. A bidder who wants you to skip a required permit is a red flag.
