Tile roof replacement in San Diego is not one installed number. Concrete S-tile on a Mira Mesa tract, clay barrel in Mission Hills, and two-piece mission in Kensington are different products. The first fork is usually lift-and-relay (reuse sound tile, replace the sheet and flashings) vs new tile. We do not invent per-foot or whole-house prices. Ask the matched independent roofer to measure this roof and write the spec. Call (760) 750-5557. Top Pro Roofing SD refers. We do not install.
This 2026 guide is how to read a tile bid: by scope, by tile type, by the San Diego factors (HOA, coastal metal, Title 24) that national blogs skip. Related: tile roof cost and tile cost per square foot.
Cost by replacement scope
The scope, not the brand name on the pallet, is the first driver.
| Scope | What it includes | When it is the honest job | What the bid must name |
|---|---|---|---|
| Lift-and-relay | Remove tile, new underlayment and flashings, relay original tile, replace broken units | Tile is sound, the sheet or flashing is the leak | Breakage plan, salvage, underlayment product, flashing metal |
| Partial tile replacement | One slope or a blend into remaining field | The rest of the sheet still has honest life | Match source, how the new work laps the old |
| Full new tile | Tear-off, deck as needed, new underlayment, new tile | Tile is spalled, unmatchable, or you want a new profile | Manufacturer, profile, weight, deck plan |
Lift-and-relay is a real replacement of the waterproofing, not a “repair sticker.” Partial work only makes sense if the remaining field is not also done. Get a leak diagnosed first. Full new tile spreads more because clay, concrete, and mission are not interchangeable.
When lift-and-relay fits: tile roof lift-and-relay.
Cost by tile type: what you are buying
Roofers still quote in squares (100 square feet of roof, not living area). Ask for measured roof area. Pitch, hips, and overhangs add surface the tax record does not show.
Concrete S-tile. Default on many 1980s-and-later tracts: Scripps Ranch, Mira Mesa, Rancho Bernardo, Carmel Mountain Ranch, much of North County. Heavy. Color coat can fade while the body is fine. Fade is not automatically a new-tile job.
Concrete flat tile. Newer contemporary work (Pacific Highlands Ranch, later Carmel Valley, parts of Otay Ranch). Tight cuts. A sloppy layout shows from the sidewalk.
Lightweight composite tile. The conversation when framing cannot carry a full concrete or clay load without review. You are buying a different assembly, not a cheaper S-tile.
Standard clay barrel. Color in the body. Needs crews who actually install clay. The Tile Roofing Industry Alliance installation manual is the reference. Ask for TRI-trained people on your crew, not a brochure.
Two-piece mission. Pan and cap. Mission Hills, Kensington, Old Town, older Mission Beach cottages. Slow labor. If the bid treats it like S-tile, it is the wrong spec.
Concrete vs clay as a choice: concrete vs clay tile.
On lift-and-relay, labor dominates because every unit is handled twice. On new tile, material is a larger share. Tear-off and dump weight on tile are real line items. Ask whether disposal is in the number or extra.
What moves the bid on the same street
Pitch and complexity. A 4:12 walkable roof is not a 9:12 with jacks. Hips, valleys, dormers, chimneys, and skylights eat tile and time.
Access. If a pallet truck cannot get near the house (La Jolla hillside, Mount Helix, Bonita, locked gates), tile is staged at the curb. That is labor.
Deck. Tear-off shows plywood or skip-sheathing (1x6 with gaps). Modern tile assemblies usually want a solid deck. Ask for a per-sheet rate and how skip-sheathing is handled. Rot is an allowance, not a guess.
Underlayment. Felt, synthetic, and self-adhered membranes are different products. On a tile roof you expect to keep for decades, the membrane is the waterproofing. Ask for the product name. Thin bids hide here.
Weight. Clay and concrete are heavy. Older houses that started as shake or shingle may need a structural look before a first-time tile load. Ask before you sign. We do not invent engineer or sistering prices.
San Diego factors national guides miss
HOA palettes. Scripps Ranch, Carmel Valley, Pacific Highlands Ranch, 4S Ranch, Rancho Bernardo, Rancho Santa Fe, Fairbanks Ranch, Carmel Mountain Ranch often specify color, profile, sometimes maker. Get written approval before you lock a contract. Review time is the association’s, not ours.
Coastal salt. Within about a mile of the water (Cardiff, Del Mar, La Jolla, coastal Encinitas, Imperial Beach, coastal Mission Beach), specify stainless or copper flashings and stainless fasteners. The tile body is inert. The metal is not. Skipping the upgrade is a leak path on a long-lived field.
Title 24 cool roof. Whether a listed-reflectance product applies is not a default we can assert for every San Diego tile reroof. It depends on climate zone, roof slope, and how the AHJ reads the current Energy Code for this job. Confirm those with the building department before you lock an HOA color. Most makers have CRRC-listed SKUs when a listed product is required. The trap is a palette color that is not listed when this job actually needs a listed product. Then you need a path the AHJ accepts, not a blog workaround. Check CRRC Rated Products Directory.
Permit. City of San Diego, Chula Vista, Carlsbad, Oceanside, Escondido, San Marcos, and unincorporated County all have their own fees and inspections. We will not invent those fees. If the contractor is not pulling a permit on a tile reroof, walk away. Skipping a permit is illegal, can void warranty and insurance, and is a sale disclosure problem. Verify C-39 at CSLB.
Lift-and-relay vs full new tile
Ask for two columns on the same measured roof.
| Factor | Lift-and-relay | Full new tile |
|---|---|---|
| Tile condition | Sound field, matchable breakage | Spalling, unmatchable, or you want a new look |
| Trigger | Failed underlayment or flashings | Sheet and tile are at end of useful life |
| Deck | Mostly sound, sheets as needed | Heavy rot or skip-sheathing coming off anyway |
| Look | Keep the current field | New profile or color |
| Solar | Disconnect and reconnect still apply | Same |
If the tile is sound and you are staying, lift-and-relay is the usual honest job. If the field is done, or the deck is coming off, new tile. Covenant matching: Rancho Santa Fe tile repair.
Permits, sequence, and time
- Three written quotes. Same scope. Deposit and payment rules for home improvement contracts are on the CSLB home improvement page. Read that page; we do not reprint dollar limits here.
- HOA approval if you have one. Color and profile before you sign.
- Permit. Contractor pulls. Inspection holds vary by AHJ.
- Staging. Tile on the roof or at the curb.
- Tear-off and deck look. This is when skip-sheathing and rot show.
- Midpoint inspection where the city or county requires it, before tile goes back.
- Underlayment, flashings, battens, tile.
- Final inspection and warranty paperwork. Workmanship years and manufacturer years, written separately.
Elapsed time depends on HOA, custom tile, solar, and structural work. Ask for a calendar with inspection holds, not “a few days.” NRCA manuals are the trade reference. Ask if the crew follows them.
When tile is not the replacement
Shingle. Structurally lighter. HOA is the gate. Many master-planned communities will not allow it. Tile vs shingle, asphalt shingle replacement.
Standing seam. Different look, different weight, WUI and HOA still apply. Tile vs metal.
Clay to concrete or the reverse. Lighter to heavier needs a framing conversation. Profile change needs a mock-up if the HOA cares.
How to vet a tile specialist
- How many tile reroofs in San Diego County in the last year, on the crew that will be on your house.
- TRI-trained people on that crew, not only the company name.
- Default underlayment, and the named upgrade.
- Breakage allowance on lift-and-relay. A huge allowance can mean a roof that was never a relay candidate.
- Driveable older lift-and-relay jobs, not only last month’s photos.
- Copper or stainless on coastal flashings.
CSLB lookup, general liability, and workers’ comp with you as additional insured. Skip anyone who cannot produce both.
FAQ
What is the cheapest tile to install? Usually concrete S-tile on a house already framed for it. Lightweight composite can win on an older house if it avoids a structural upgrade. That is a bid comparison, not a blog rate.
Why is clay more than concrete? Material, slower labor, smaller skilled pool. Two-piece mission is slower still.
How much is lift-and-relay? Less than a new tile field when you reuse the field. Still labor, sheet, flashings, dumpsters, and breakage. Get both columns. We will not invent a 2,000 sq ft total.
Do I need a structural review? Ask when the house was not built for this tile weight, or you are going heavier. The matched roofer and, if needed, an engineer answer that on this house.
Can I switch to shingle to save money? Structurally often yes. HOA and resale often no. Read the comparison pages above.
Will my HOA approve a new color? In most master-planned communities you pick from a palette. Get it in writing before the roofing contract.
How long is the job? Working days on the roof plus permit, material, HOA, and solar. Ask for the critical path.
