Water gets in at a flashing, penetration, or seam. It then runs the underside of the deck or a rafter until it hits a low point and drops. The ceiling stain is usually several feet downhill of the hole. Finding a leak means tracing backward: stain, map to the exterior, then work upslope through every interruption in the plane.
Most San Diego leaks live at one of four places: a cooked pipe boot, salt-eaten step flashing, a cracked or slipped tile near a roof jack, or a debris dam behind a skylight or chimney.

Why the stain is not the entry
A layered roof (shingle, tile, or cap over underlayment) lets water travel. Water that beats the covering lands on the underlayment, runs to a fastener or seam, wets the plywood, then follows the underside until a joist, a duct, or a can light makes it drip.
On a simple low-slope leak near a vent, the stain can sit almost under the source. On a cut-up hip-and-valley roof, ten to fifteen feet of travel is normal. Water can run a top plate across a room before it drops. Patch the stain and the leak returns. That is the usual DIY miss.
Five-step diagnosis
This is the sequence a careful roofer runs. Shingle, tile, and flat roofs vary in the details, not the logic.
1. Map the stain
Stand under the darkest point. That is usually the drip. Measure distance to two exterior walls. Photograph with a tape in the frame.
If you can enter the attic, repeat from above. Find the wet or stained spot on the deck underside, or a rust trail on a nail. Measure from the rafter ends. Tape the rafter.
2. Find the matching spot outside
Use those measurements. A laser helps. A tape works. This is the start of the search, not the answer. The source is almost always upslope. True low-slope membranes are the exception: water does not travel as far.
3. Look upslope toward the ridge
Everything between the mark and the ridge is suspect. On a typical pitched house that is a fan a few feet wide and as long as the rafter run. From the ground, binoculars beat a bad ladder decision.
You are hunting interruptions: every flashing and every penetration.
4. Check every penetration upslope
In this county the usual order is:
| Detail | Why it leaks here |
|---|---|
| Plumbing vent boot | UV cooks the rubber. Inland (Escondido, Santee, Poway) sees this first. |
| Step flashing at sidewalls | Coastal salt rusts galvanized flashing from behind stucco. |
| Skylight curb | Up-slope sealant fails. Water gets behind the curb. |
| Chimney cricket / counter-flashing | Debris dams and backs water under the covering. |
| Tile slip or crack | HVAC and solar foot traffic. Common around rooftop AC. |
| Roof jack / vent cap | Caulk-only instead of a metal flange. |
| Valley | Eucalyptus and pepper litter in Bonita, Fallbrook, parts of Rancho Santa Fe. |
| Drip or rake edge | Wind-driven rain wraps under the first course. |
| Solar mounts | Lag seals or skipped flashing kits. |
| Ridge caps | Brittle, wind-lifted, or nailed wrong. |
Look for cracked boots (upper third of the cone), rust streaks, open sealant, slipped tile, leaf mats, lifted shingle edges, and daylight from the attic while someone lights the roof.
Deep dives: pipe boot leaks, flashing leaks, tile leak causes.
5. Watch water during rain, or a careful hose test
During rain, watch the deck underside. Trace from the drip uphill to where water emerges. Mark it. A thin wire pushed up through that spot is how you find it outside.
Hose test: two people. One on the roof, one in the attic. Start at the lowest suspect zone. Five-minute soaks. Eaves, then courses, then each penetration. Do not skip. Stop at the first attic hit.
A vertical hose can miss wind-driven entry at a rake, ridge vent, or sidewall. If it only leaks in storms, that is often the class.
Tools that actually help
Bright flashlight or headlamp, 25-foot tape, painter’s tape, phone camera, a ladder rated for you plus margin, a hose with a shutoff nozzle, soft-soled shoes on tile. Binoculars from the ground. A moisture meter is optional if you already have a stain.
Skip buying a thermal camera for one leak. Pros use infrared on a full sweep. Homeowners misread it. When it is worth a pro tool: thermal imaging leak detection.
False positives
A share of “roof leak” calls here are not the roof.
| Where the stain is | Often not the roof |
|---|---|
| Ceiling under a second-floor bath | Wax ring, shower pan, supply line |
| Kitchen ceiling | Upstairs sink, dishwasher, fridge line |
| Hallway, no fixture | HVAC condensate in the attic |
| Near an exterior wall after fog | Stucco or window head flashing |
| After a cold clear night | Condensation in a weak attic, not rain |
| Summer only | AC condensate overflow |
| Closet on an exterior wall | Window or door flashing in the wall |
A roof leak tracks rain. If it also shows after dishes, fog, or AC season, widen the list before anyone walks tile.
Older Mira Mesa, Clairemont, and University City attics with thin insulation do the condensation trick: warm indoor air hits a cold deck, drips, stains, looks identical. The tell is a cold clear night, not a storm.
Attic sources that never pierced the covering
- HVAC condensate pan rusted through
- Algae-clogged condensate line backing into the secondary pan
- Plumbing vent joint inside the attic
- Bath fan dumping humid air against the deck
- Recessed cans leaking conditioned air that condenses above
- An attic water heater with a failed pan
If water is originating below the deck, you need a plumber or HVAC tech, not a roof patch. Photograph it.
Hose-test rules
Two people. Always. One in the attic.
Start low, move up. Start at the ridge and you have wet the whole plane.
Five minutes per zone. Water needs travel time.
Document: video of the spray zone, timestamps, what the attic sees. Useful if you later file. Insurance and roof leaks in California.
Stop at the first confirmed source. Wet tile is slick.
Do not hose-test yourself on pitches steeper than about 6:12, on tile if you do not know the walk path, with solar blocking safe footing, or on a two-story house without edge protection. That is when homeowner injuries happen.
When to call a matched roofer
Most people can run steps 1-4 from the ground and the attic hatch. Step 5 is where it gets expensive in the wrong way.
Call if the roof is steep, tile, two stories, you lack a proper ladder, the attic is not walkable, the suspect is a chimney or valley termination, you have more than one stain, or water is in now and more rain is on the forecast (emergency roof repair).
A diagnostic visit is a line item on a quote. Many crews credit it if they do the repair. We will not invent those fees. DIY vs pro: how to repair a roof leak. Repair scope: roof repair.
Documenting if a claim is possible
- Interior stain with tape to walls
- Date and time on the photo
- Attic drip and the path
- Exterior detail
- Close-up of the failed part
- Storm date and rainfall from a public source such as NWS San Diego
- Prior repair records
Carriers deny wear faster than a single-event claim. Paperwork is how you argue sudden vs deferred maintenance.
San Diego tells
West of I-5 and the bayfront: salt eats galvanized step flashing from behind. La Jolla, Ocean Beach, and Coronado sidewalls can look intact and be rust paper. Coastal roof materials.
Escondido, Santee, Poway, El Cajon, Ramona: UV on pipe boots. Crack at the top of the cone, water down the pipe. Most common single-source inland leak.
Tile anywhere: look first where someone walked in the last six months: AC, solar, satellite, pest.
Fallbrook, Bonsall, Rancho Santa Fe, parts of Alpine, Mount Helix: debris dams. The covering can be healthy. The valley just would not drain.
FAQ
How long can a leak run before the deck is in trouble?
Drywall stains after a few rain events. Repeated wetting delaminates decking over months. Framing rot is slower and more expensive. Find the source in the next dry window.
Why only in heavy rain?
Wind-driven details or a dam that only overtops in volume.
Can it enter on one side and drop on the other?
Yes. Gravity on the underside of the deck does not care about room layout.
Should I tarp before diagnosis?
If it is still raining, yes. Sandbags or 2x4s. Do not nail a new field of holes.
Stain, dry attic, now what?
Intermittent rain-only path, water in a wall from stucco or a window, or condensation. Hose-test in zones. If nothing shows, stop treating it as a field-roof leak.
What a pro adds
Pattern recognition: a stain a few feet in from a Pacific Beach sidewall is usually step flashing, not the field. Safe walking on steep and tile. The ability to lift a small area, confirm, and put it back.
