The tile-versus-shingle decision in San Diego is a checklist, not a slogan. HOA rules, structure, fire-assembly requirements, roof geometry, and how long you expect to own the house usually settle it before anyone talks about looks. Top Pro Roofing SD refers. We do not install. We do not publish prices. Call (760) 750-5557.
Independent roofers quote the actual roof. For replacement scope language, see tile roof replacement and asphalt shingle replacement. Those pages still need a written bid for your address.
What actually differs
| Question | Architectural shingle | Concrete or clay tile |
|---|---|---|
| What sheds UV | The shingle itself | Usually the tile; underlayment is the waterproof layer |
| Typical relative weight | Lighter covering | Substantially heavier covering |
| Common San Diego conversation | Tear-off and reroof as a system | Tile condition versus underlayment remaining life |
| HOA | Often restricted in planned communities | Often required or preferred in those same tracts |
| Fire-assembly talk | Product line plus underlayment, vents, and edges | Product plus bird stops, underlayment, and edges |
Clay and concrete tile are not the same product. Clay is ceramic. Concrete is a different body and finish. Both still depend on underlayment, flashings, and fastening. Do not treat “tile” as one bid line.
Weight and structure come before style
A change from a light covering to tile, or the reverse, is a structural and permit question, not a color choice. Many San Diego houses were framed expecting one covering. A 1950s or 1960s house that has always worn shingle is not automatically ready for tile.
Ask the independent roofer whether a structural review is needed before a covering change. Within the City of San Diego, start with current Information Bulletin 123. Ask the AHJ. Other cities and the unincorporated county write their own rules. The proposal should name the jurisdiction for this address. Do not treat this blog as the bulletin.
Do not assume post-1980 construction can take tile, or that pre-1980 cannot. Look at what is on the house now, what the permit history shows, and what an engineer says if the load increases.
Tile life versus underlayment life
Tile can remain serviceable while the felt or synthetic underlayment under it is at the end of its life. That is why a “lift and relay” (tiles lifted, underlayment replaced, original tiles reset when they are still sound) is a different job from a new tile system.
Shingle roofs do not have that same split. When the covering is done, the usual path is tear-off and a new shingle system. UV and heat still age shingles. Inland lots are not the airport climate. Confirm current climate normals on NOAA’s published tables if you need a number. That does not set a year count for your shingles. See what deteriorates asphalt shingles and how long a roof lasts.
If you bought a house with original 1990s tile, the tile may look fine while the underlayment is the open question. Ask for photos of underlayment at eaves, valleys, and penetrations, not only a drone shot of the field.
HOA rules you cannot guess from a blog table
Some planned communities restrict or require specific roof materials. Others do not. This page does not certify Scripps Ranch, Carmel Valley, Rancho Santa Fe, or any other tract. Read the CC&Rs and the architectural guidelines for your lot. Submit the actual product. Wait for written approval before you sign a covering change.
“Tile-look” shingle is still shingle. If the documents require tile, that product is a different conversation with the association, not a loophole.
Non-HOA neighborhoods still have city or county permit rules and, in some places, historic overlay review.
Fire zones and Class A assemblies
In mapped wildland-urban interface areas, California Building Code Chapter 7A addresses ignition-resistant construction, including roof assemblies and ember-resistant vents. Check the address on the CAL FIRE Fire Hazard Severity Zone map.
Class A is an assembly conversation: covering, underlayment, vents, and edge details, not a brand slogan. Premium shingle lines and tile systems can both be specified as Class A when the listed assembly matches. Ask the roofer to name the tested assembly, not “Class A” in the abstract.
Bird stops and eave closures on tile matter for ember and pest entry. Open eave details are a different fire conversation. See roof overhangs and eaves.
Coast, salt, and the metal under the covering
Salt air attacks flashings and fasteners more often than it dissolves clay. For houses near the water, ask what metal is specified for flashings and fasteners. Stainless or copper is a product choice the bid should name. It is not a countywide mandate invented here.
Concrete tile, clay tile, and shingle each have different surface behavior. The leak path is still usually flashing, underlayment, or a covering break. Common causes of tile roof leaks covers tile-specific entry.
Architecture and resale without invented appraisal dollars
Spanish Revival, Mission, and Mediterranean houses were often designed around tile. Shingle on that massing can look like a covering swap. Mid-century, ranch, and some contemporary houses often read better in shingle or metal. That is a design observation. It is not an appraisal.
This page does not assign resale premiums or insurance discounts. Those come from an appraiser and a carrier. Age of the covering often matters to insurers as much as the material name.
Metal is a third system. Compare it on its own terms in best roof types for Southern California and standing-seam metal.
Foot traffic, solar, and maintenance
Tile cracks under point load. HVAC, solar, and dish work needs walk boards or a contractor who will use them. Shingle bruises differently. Solar flashing kits are product-specific on both coverings. See do solar panels damage your roof.
Title 24 cool-roof rules apply to many reroofs. Whether a color or product qualifies is a current-code question for the jurisdiction and the product listing. Ask the bidder to show the listing they intend to use.
Decision order
- What do the CC&Rs and any historic overlay allow?
- Is the address in a mapped fire-hazard area, and what assembly is required?
- Can the structure carry the proposed covering, especially if weight increases?
- Does the architecture and existing detailing match tile, shingle, or metal?
- Is the existing underlayment (on tile) or the shingle system itself at end of life?
- What does a written independent bid actually include: tear-off, underlayment, flashings, vents, and permit?
Budget belongs in that last written bid. It does not belong as a county average on this page.
Switching materials
Tile to shingle reduces covering weight in many cases and still needs HOA and permit review. Shingle to tile can add load and can trigger structural and permit work. Neither swap is “always cheaper” until the independent roofer prices the house.
